At Kernan Oaks we have apartments to
fit a variety of needs. We offer both conventional and co-living

Conventional Living
We offer traditional lease agreements
for groups or families who want to be under one lease per
apartment, we have 2-,
3- and 4-bedroom apartments for rent. These apartments are
grouped together in their own buildings and are perfect for
residents who want to take advantage of the wide array of
community benefits and amenities Kernan Oaks offers
while still enjoying the in-unit privacy of a traditional
apartment. Our conventional apartment floor plans all include a
bathroom for each bedroom, and the living areas in these rentals
are oversized for maximum space. Whether you are a service member
stationed at Naval
Station Mayport, or you're interested in sharing a spacious
apartment with several friends, our conventional leases are a great
option.
Conventional Living FAQs
Q: Do conventional residents have
access to all the same amenities that co-living residents
do?
A: Yes. All of our events and
community amenities are open to all residents of Kernan Oaks,
including our 24/7 gym, study/business center, conference rooms for
meetings, concierge locker system, pet park, tennis court, sand
volleyball, basketball, and 2 swimming pools.
Q: How are utilities
paid?
A: All utilities (electric,
water and sewer) are individually metered. Kernan Oaks pays the
utility companies and then bills each resident for their individual
usage. Utilities are the responsibility of the resident.
Property-wide high-speed Wi-Fi is free.
Co-Living Apartment Homes
Our co-living housing is a style of
renting that is growing in popularity. It allows residents to
individually rent a private, lockable bedroom and bathroom
connected to a shared common area that includes a living room,
kitchen, laundry room, and patio/balcony. Both furnished and
unfurnished apartments are available. This is a great option for
anyone seeking to minimize expenses while maximizing community
experiences. Whether you’re a student at one of the nearby colleges
in Jacksonville, including University
of North Florida and Florida
State at Jacksonville, a service member, or someone starting

Q: How are utilities
paid?

Q: How does the Roommate Matching
service work?
A: Making successful roommate matches
is a high priority at Kernan Oaks. That’s why we utilize our
Roommate Matching service to match up residents within co-living
apartments as needed. If one of your roommates decides to move out,
we will use our Roommate Matching service to find a replacement. Or
if you are brand new to the area and don’t yet know anyone, this
service will match you with roommates you are likely to enjoy
spending time with.
Q: What happens if one of the
other residents in my co-living apartment defaults on their
lease?
A: Co-living leases are signed
individually, so if one of your roommates defaults, it will have no
impact on you financially or on the standing of your own lease. If
you know someone who wants to apply to fill the vacant spot, you
can refer them to us. Otherwise, we’ll use our Roommate Matching
service to try to find someone who is a good fit for you.
